Business Development
A Message from Will Parfitt, Head of Business Development Team
I am thrilled to have joined the Lyons Bowe family to head up Business Development and Growth. Having spent the last 25 years working on the other side of the fence, formerly as an Area Director looking after 25 branches, and then for the last 9 years running my own estate agency in Somerset with my wife, I’m excited to bring my experience to this new role.
As an agent, I first started referring work to Lyons Bowe eight years ago and have worked closely with them through their growth and development of the market leading processes we see today. What we loved as agents was knowing that our pipeline was looked after and converted at a much better rate than the previous local firm we were using. Due to the nature of conveyancing in the property market, when issues arise, we knew that there was a process in place to get to the bottom of it quickly and effectively.
Now, I am excited to work from a different perspective with a company that wants to change and improve the way that conveyancing is done in England and Wales, while working proactively with their referral partners and maintaining the strong family law firm values they hold dear.
Our Business Development team has grown, and myself, Steve, Natalie, and Tommy are keen to further develop our working relationships with existing referrers and our new business partners alike.

Individual Incentive
Once a case is allocated to a conveyancer the Referrer will receive an incentive payment to their Lyons Bowe Incentive Card.

On completion of the matter your business will receive a referral fee, typically paid on the day of completion along with your agency fee.
Multiple Rewards
When you refer both a sale and an onward purchase to us, you’ll be rewarded for every matter involved. That includes rewards for the buyer, the seller selling, and the seller buying. If the seller goes on to purchase another property, you can receive six rewards in total. One sale. Three transactions. Six rewards.

The abortive pledge
Conveyancing with Confidence
At Lyons Bowe, we understand that not every property transaction goes to plan. That is why we offer the Lyons Bowe Abortive Pledge, giving you peace of mind that if your purchase falls through due to no fault of your own, you will not lose the legal fees you have paid. You will only be responsible for any third-party disbursements incurred, such as search fees.
What is Covered:
- Full protection for conveyancing legal fees if your purchase aborts for reasons outside your control.
- You only pay for third-party costs already incurred (e.g., searches and other disbursements).
This covers all services within our property department:
Buying Homes
Remortgaging
Selling Homes
New Builds
Buying a house checklist - the solicitor version.
What to look for when buying a house?
When viewing houses, pay attention to the location and whether it suits your lifestyle for work and amenities. Consider the condition and if any major repairs seem needed, as well as the size and layout to ensure it fits your needs. Think about its potential for future changes. It’s always wise to get a professional survey, and Lyons Bowe can handle all the important legal checks for you.
What is the first home scheme?
First home schemes are designed to help people buy their first home by making it more affordable. They aim to tackle challenges like saving for a big deposit or managing mortgage costs. Examples include Shared Ownership, where you buy a share of a property and pay rent on the rest, and the Lifetime ISA, where the government adds a bonus to your savings for your first home. Contact Lyons Bowe to learn more about these schemes and how we can assist with the legal side of your purchase.
What are the advantages for a first-time buyer?
Being a first-time buyer can give you a few helpful advantages. You might be eligible for government schemes that can provide financial help, like with your deposit. Also, you don’t have a property to sell first, which can make the buying process simpler and faster. Lyons Bowe can help you understand and take advantage of these benefits.
What are the best mortgages for first-time buyers?
There isn’t one single “best” mortgage for all first-time buyers. It depends on your savings, how much you earn, your credit history, and your priorities. Some people want the lowest total cost over the long run, while others prefer lower monthly payments to make budgeting easier. Contact Lyons Bowe for guidance on finding the right mortgage for your needs and budget. We can also help with the legal side of buying your house.
What's the difference between exchange and completion?
Exchange is when the final contracts are exchanged between solicitors. Once the contracts are exchanged, you and the seller are legally bound to the transaction of the property and cannot back out of the transaction. Completion is the date on which ownership of the property is officially transferred over and monies are moved.
Can you deal with my related sale, too?
Definitely! However, when buying a new built you need to be aware that the buyers of your current property may not be comfortable with a completion on notice. You may want to consider “breaking the chain” i.e. selling your property before you complete on your new build. This may mean temporarily moving into rented accommodation.
Are property searches mandatory?
If you are purchasing your property with a mortgage, property searches will be a requirement of the lender. If you are a cash buyer, then property searches aren’t a requirement but we strongly recommend that you take out property searches and a survey. Together, these precautions will help to mitigate the risk of running into unsuspected issues later down the line.
What if my purchase falls through?
The Lyons Bowe Abortive Pledge covers your legal fees should your transaction fall through for any reason outside of your control. If your transaction falls through due to no fault of your own, your legal fees will be covered. All you will need to pay for is the disbursements you’ve already incurred up until that point, which will be outlined in your fee estimate.
How long does it take to buy a property?
The average purchase will take between 12-16 weeks to complete. Whilst we will do everything that we can to ensure a speedy and thorough transaction, we are also dependant on third parties (such as councils and search providers) as well as the seller’s side to achieve this goal. We will keep you up to date every step of the way with live updates through your app and via email.
