In some circumstances, we may be required to carry out further searches on the property. If these are necessary, we will let you know. The timeframe for receiving the results of the searches differs depending on the local authority providing the search so we cannot guarantee a fixed timeframe for property searches, but on average we would expect to receive the searches back within 14-21 days.

If you are a cash buyer, then property searches aren’t a requirement, but we always strongly recommend that you take out property searches and a survey. Together, these precautions will help to mitigate the risk of running into unsuspected issues later down the line.
Property searches investigate the area surrounding a property, as well as anything external that could impact the property such as landfills, abandoned mines and flooding.A property survey, however, involves someone called a Surveyor coming to the property and investigating the structure and build of the property. They will look for things like damp, unstable walls and subsidence. They will highlight any major repairs or alterations that are needed on the property such as fixing the roofing or chimney.Please note that searches are not the same as a property search.
