Exchange is when the final contracts are exchanged between solicitors. Once the contracts are exchanged, you and the seller are legally bound to the transaction of the property and cannot back out of the transaction. Completion is the date on which ownership of the property is officially transferred over and monies are moved.
The Lyons Bowe Abortive Pledge means that if your sale falls through for any reason that isn’t your fault, your legal fees are covered. All you will have to pay is for your disbursements, which are outlined in your initial estimate so that even if the worst happens, you know where you stand.
The average sale will take between 12-16 weeks to complete. Whilst we will do everything that we can to ensure a speedy and thorough transaction, we are also dependant on third parties (such as councils and search providers) as well as the buyer’s side to achieve this goal.
