Lyons Bowe will give you a clear price for our legal fees, and it's also a good idea to ask estate agents for their charges so you know all the costs.
When you sell your main home, you usually don't have to pay Capital Gains Tax (CGT) on any profit you make. However, if you sell a property that wasn't your main home, like a to let property (one you rented out) or a second home (like a holiday home), you might have to pay CGT on the profit. The rules around this can be a bit complex, depending on your individual circumstances. While Lyons Bowe handles the legal side of your sale, it's a good idea to look into the specific rules about Capital Gains Tax with the UK tax authorities (HMRC) to see if it applies to your situation.
Selling your house usually involves a few main steps. First, you'll likely choose an estate agent to market your property. Once you have an offer accepted, you'll instruct a solicitor, like Lyons Bowe, who will handle the legal paperwork. Your solicitor will send the contract to the buyer's solicitor, deal with any questions they have, and then organise the exchange of contracts and the final completion when the money is transferred and the property is sold.

Exchange is when the final contracts are exchanged between solicitors. Once the contracts are exchanged, you and the seller are legally bound to the transaction of the property and cannot back out of the transaction. Completion is the date on which ownership of the property is officially transferred over and monies are moved.
The Lyons Bowe Abortive Pledge means that if your sale falls through for any reason that isn’t your fault, your legal fees are covered. All you will have to pay is for your disbursements, which are outlined in your initial estimate so that even if the worst happens, you know where you stand.
The average sale will take between 12-16 weeks to complete. Whilst we will do everything that we can to ensure a speedy and thorough transaction, we are also dependant on third parties (such as councils and search providers) as well as the buyer’s side to achieve this goal. We will keep you up to date every step of the way with live updates through your app and via email.
